INGREDIENTS

2 -1/2 cup pancake mix (I use Krusteaz Brand)
•
1- ⅓ cup water
•
1 large egg
•
3 tablespoons butter, melted
•
¼ teaspoons ground cinnamon
•
¼ teaspoon maple extract (vanilla if you don't have maple)
•
¼ cup flour (or pancake mix)
•
¼ teaspoon cinnamon
•
2 tablespoon granulated sugar
•
2 tablespoons brown sugar
•
2 tablespoons butter
